Damage in Your Condo Parking Garage: Whose Policy Responds?
Covered parking is a big selling point for Valley condos. Shade from the Arizona sun matters, and a gated garage feels secure. When something goes wrong in that garage, though, owners are often surprised to learn that three different policies may be involved: their auto policy, their condo policy, and the association’s master policy.
Which Policy Usually Handles What
Your Auto Policy
Typically responds to: damage to your own car. Comprehensive coverage generally handles theft, vandalism, falling objects like concrete or light fixtures, fire, and flooding, which can matter when monsoon rains pour into an underground level. Collision coverage typically applies if you hit a column, wall, or gate.
Also handles: liability if you damage the garage itself or another owner’s vehicle.
Your Condo Policy
Typically responds to: personal belongings stolen from your car or from an assigned storage cage in the garage. Personal property coverage on a condo policy often follows your belongings away from your unit, though some policies set lower limits for property stored elsewhere.
The Association’s Master Policy
Typically responds to: damage to the garage structure, gates, lighting, and other common elements. The master policy’s liability coverage may come into play if the association was legally responsible for the damage, such as by failing to repair a known problem, but it doesn’t automatically pay for every car damaged on the property.
Helpful Steps After a Garage Incident
- Photograph the scene and any damage before moving your car
- Report the incident to the association or property manager in writing
- Ask whether security camera footage is available
- File a police report for theft or vandalism
